Dusit International to manage its first Dusit Thani hotel in Kyoto, Japan

Bangkok, Thailand, 2 November 2020 – Dusit International, one of Thailand’s leading hotel and property development companies, has signed a hotel management agreement with Yasuda Real Estate Co., Ltd., a community-focused property developer based in Tokyo, to operate the luxury Dusit Thani Kyoto – its first Dusit-branded hotel in Japan.

Signed through D&J Co., Ltd., a subsidiary of Dusit International based in Tokyo, the historic deal reflects Dusit’s commitment to sustainable expansion by bringing long-term value to its local communities through creating jobs, contributing to the economy, and encouraging responsible tourism.

Located in the heart of the city, only 850 metres from Kyoto Station in the Honganji Monzen-machi district, the new property will comprise approximately 150 rooms set over four floors. Facilities will include a Thai-themed all-day dining restaurant, a Japanese specialty restaurant, a lobby lounge and bar, function rooms, a health club equipped for fitness, and wellness facilities.

Guests will enjoy easy access to nearby attractions such as Higashi Honganji Temple, Nishi Honganji Temple (a UNESCO World Heritage Site), Kyoto Tower, and Kyoto Aquarium. Rykadan Capital Proposes Stock Buy-back of Up to 102,000,000 Shares at Offer Price of HK$0.68 Per Share, Equivalent to 51.11% Premium over the Closing Price on the Last Trading Day

HONG KONG, Sep 29, 2020 – (ACN Newswire) – Rykadan Capital Limited ("Rykadan Capital" or the "Company", together with its subsidiaries the "Group"; stock code: 2288) just announced that Dongxing Securities (Hong Kong) Company Limited will make a conditional cash offer (the "Offer") on behalf of it to the Shareholders to buy back up to 102,000,000 of the Company's issued shares (the "Shares") at an Offer Price of HK$0.68 per share (the "Offer Price"). Upon completion, all Shareholders are expected to benefit from the increase in consolidated net asset value per Share. Following the closing of the Offer, the Group intends to maintain its listing on The Stock Exchange of Hong Kong Limited ("SEHK").

The 102,000,000 Shares proposed in the stock buy-back represents approximately 21.36% of the Shares in issue as at the date of the Announcement. The Offer Price of HK$0.68 per Share represents a premium of 51.11% over the closing price of HK$0.45 as quoted on SEHK on 15 September 2020 (the "Last Trading Day"), or a premium of approximately 55.55% over the average closing price of the Shares during the last 30 consecutive trading days immediately prior to and including the Last Trading Day. The aggregate cash consideration payable under the Offer (if the maximum number of Shares are bought back) will amount to approximately HK$69,360,000.

The price of the Shares has historically been traded at a significant discount to the Group's net asset value attributable to owners of the Company per Share. Taking the closing price of the Shares of HK$0.45 on the Last Trading Day as a reference, the discount to the Group's net asset value attributable to owners of the Company of approximately HK$2.77 per Share as at 31 March 2020 was as high as approximately 83.77%.

Premium valuation: The Offer provides an opportunity for the Shareholders to sell their Shares at a premium to the prevailing market prices of the Shares and receive cash proceeds in return. In particular, the closing price of the Shares has never exceeded the Offer Price after 27 September 2019 for almost 12 months. The Offer Price represents a premium of approximately 55.55% over the average closing price during the last 30 trading days immediately prior to and including the Last Trading Day.

Singapore’s Elite Partners Acquires Warehouse in Poland for over EUR30 Million (S$48.6 Million) from Subsidiary of Sovereign Fund GIC

SINGAPORE, Aug 31, 2020 – (ACN Newswire) – Elite Partners Capital ("Elite Partners" or "Elite") announced today it has acquired a warehouse in Mszczonow, Poland for more than EUR30 million (S$48.6 million) from a subsidiary of Singapore's sovereign wealth fund GIC. The transaction spearheads its build-up of a portfolio of specialised logistics assets in Europe to address opportunities arising from COVID-19-related disruptions.

Elite, a Singapore-based private equity firm, said its Elite Logistics Fund (the "Fund") acquired the warehouse from GIC's wholly owned P3 Logistics Parks. Headquartered in the Czech Republic, the latter also owns a second logistics hub in the Polish town of Piotrkow.

The 58,500 sqm (629,700 square feet) facility is the largest warehouse in PepsiCo Poland's distribution network, and consolidates the global F&B leader's logistics and warehouse processes, which were previously run out of several different locations across the Central European nation.

The transaction increases Elite's presence in the Mszczonow Park to six buildings, with a total area of over 230,000 sqm (2,476,000 square feet). It follows the acquisition of five buildings in March 2020, which was one of the largest transactions in Poland's logistics sector this year.

Situated south-west of Warsaw, the Mszczonow warehouse is well served by expressways and motorways connecting the Polish capital to Berlin. It is also strategically located just an hour's drive from the Lodz terminal – the main terminal for the Chengdu-Lodz railway, linking Europe to China.

The latest acquisition is the Fund's third since May 2020 and has proceeded despite the market and economic disruption caused by the COVID-19 pandemic. The Fund is building a portfolio of European assets focusing on specialised warehousing (in particular, for e-commerce fulfilment and food logistics distribution), cold chain logistics as well as logistics infrastructure. Launched in January 2020, the Pan-European fund is targeting such specialised assets in Poland and the United Kingdom – where it already owns eight other properties – amongst other countries in Europe.

Elite Partners believes that recent supply chain disruptions – first due to Brexit, followed by the COVID-19 pandemic since the beginning of 2020 – have opened up new challenges and opportunities for specialised logistics in Europe.

The movement was launched with an opening ceremony in the pendopo (official house) of the Seruyan Regent, with the theme "Waste-Free River, Healthy Community, Beautiful Village".
